Commitments

Three commitments we hold.

What we promise a seller, and what we do when a situation changes.

Sell as-is.

No repairs, no cleaning, and no agent commissions. We make a cash offer and buy the house as-is, including dated finishes, deferred maintenance, tenant damage, or items you do not want to clear out before closing.

Pick your closing date.

After we sign the purchase agreement, you choose the closing date that fits your schedule. If you need a post-close stay, we write the rent-back terms into the contract.

  • Transparent Offer Commitment

We give you a clear, accurate offer upfront. If new information comes up, we review it with you openly so you always understand exactly why. No hidden deductions, no pressure.

  • The Private Sale Commitment

Skip the open houses, the yard signs, and the parade of strangers. We evaluate privately, usually in just one visit, and work with complete discretion if you have tenants or neighbors you would rather not alert.

  • Pick-Your-Date Closing

You choose the closing date that fits your schedule. If you need a post-close stay, a week, a month, we write that into the contract so you're not racing movers while you sign.

The Process

How it works.

Three steps. No agent middleman. No surprise changes at closing.

  1. Tell us about your house

Fill out the 5-step form starting with your address. It takes about a minute. We ask for your address first, then a few details about the property, your timeline, and the best way to reach you.

  2. Get your locked offer

We review your details, run the offer math, and reach out promptly during business hours (next business day otherwise). The number we quote is the number that holds through closing.

  3. Pick your closing date

After we sign the purchase agreement, you pick the closing date on whatever timeline fits your situation. Need a post-close stay? We write the rent-back terms into the contract.

Frequently Asked

Questions we hear most.

Short answers. If yours isn't here, call (918) 359-4107.

  • Is this legit?

Yes, True Path Home Buyers LLC is a real cash home buyer that closes through licensed title companies and real estate attorneys. We are an experienced cash home buyer that buys houses directly from owners for cash. We are not a franchise, not a multi-state team, and not a licensed real estate broker or agent.

What we do. We buy houses directly from owners for cash, close through a licensed title company or real estate attorney, and fund purchases through a combination of our own capital and vetted investor partners.

    How to verify us.

    - Call (918) 359-4107. A real person answers during business hours. - Every closing runs through a third-party title company or attorney. You'll meet them before you sign. - Our purchase agreement spells out every fee and every price-change exception in writing. Ask for it early.

We have years of cash-home-buying experience. We would rather you verify us than trust us on faith. If you want a regulator's perspective on home-buying scams to vet against, the FTC's home-buying advice is a good starting point.

  • How do you keep the sale private?

Privacy is built into how we operate, with no open houses, no yard signs, a single private walkthrough, and discretion around tenants or neighbors. You pick what the outside of your house says. Closing stays between you, us, and the title company.

No open houses. We do not stage weekend showings. The kitchen does not get a listing-agent brochure. There is no "coming soon" flyer mailed to every house on your block.

No yard signs. You pick what the outside of your house says. If you want silence, the outside of your house stays silent until closing day.

One private visit. We evaluate the home in a single walkthrough, coordinated at a time that works for you. If you have tenants you do not want to disturb, we coordinate the visit around their schedule. If you have neighbors who would ask questions, we park down the block and dress so we look like anyone else walking through the neighborhood.

Closing stays between you, us, and the title company. No one else needs to know until the deed records publicly. Even then, public record is usually months behind real-time.

If there is a specific privacy constraint we should know about, tell us on the first call. We will work around it.

  • How fast can you close?

You pick the closing date after we sign the purchase agreement. Title search and payoff coordination typically need about two to three weeks; outside that, the timeline flexes around your schedule. Your date runs the deal; we fit our schedule to yours.

Some sellers want to close as soon as the title work clears because the next chapter is already lined up. Others use the extra time to line up a new place, finish a school semester, or work through whatever the real constraint is.

We don't run a shot clock. If a curveball delays the close, we work it out through a written extension rather than threatening to walk. The only timeline-adjacent moving pieces are the walkthrough window and title clearance, and we tell you the truth about both before you sign.

  • Do I need to fix or clean anything before you buy?

No, you do not need to fix anything, clean anything, or stage anything before we buy. We buy houses in their current condition, whatever that is, from dated finishes to deferred maintenance to fire or water damage. The cost of any repairs is our problem, not yours.

    We buy:

    - Dated finishes, deferred maintenance, ugly paint. - Tenant damage, hoarding situations, houses that have been sitting empty. - Fire damage, water damage, mold, foundation or roof issues.

    We don't:

    - Hand you a repair list at the closing table. - Renegotiate the offer after inspection, except for the three narrow reasons listed in our Locked Offer Guarantee. - Ask you to stage, clean, or leave the house showroom-ready.

We price repairs into the offer before we send you the number and we take on the risk that our estimate is wrong. Leave behind anything you don't want to take, we'll deal with it. If the house has hazards that require legal disclosure (like mold or lead), tell us; that changes our estimate, but it does not kill the deal. For HUD's broader homeowner perspective on disclosure obligations and the buying process, see HUD's homeowner resources.

One exception. At this time we are not purchasing mobile or manufactured homes.

  • Are you an investor buyer, and what am I agreeing to when I check the consent box?

Two disclosures in plain words: first, we are an investor buyer (we buy houses to hold, resell, or renovate for profit, not to live in), and second, the form's consent checkbox is TCPA permission for us to contact you at the phone number you provided. You can opt out at any time.

    1. We are an investor buyer. We buy houses to hold, resell, or renovate for profit, not to live in. Investor buyers often pay less than the retail price an owner-occupied buyer would pay through a traditional listing. That's the trade-off for speed, certainty, selling as-is without a real-estate agent, and a private sale with no open houses or yard signs. For an investor-buyer overview from a federal consumer-protection regulator, see the CFPB's cash-buyer resource.

    2. The consent checkbox is TCPA permission. When you submit the form and check the box, you're giving us permission under the Telephone Consumer Protection Act (TCPA) to contact you at the phone number you provided — by call or text, including automated messages. Your consent is not a condition of any offer. Reply STOP to any text to opt out, or tell us on a call, and we stop.

Areas

Areas we buy houses.

In the Tulsa metro, we buy houses in Tulsa, Broken Arrow, Owasso, Bixby, Jenks, Sand Springs, Sapulpa, Claremore, Glenpool, Coweta, and nearby communities.

We also work with sellers nationwide. Whether the property is in Oklahoma or another state, the same three commitments hold: a clear cash offer, a private sale with no open houses or yard signs, and a closing date you pick.

We're a cash home buyer (not a licensed real estate broker or agent), so we can close without the listing process, open houses, or agent fees. Selling to a direct buyer is a private real-estate transaction; the FTC's Cooling-Off Rule generally does not cover home sales. Their guidance helps you understand which protections apply; see the FTC's home-buying cooling-off article.
